Core Spaces - Oliv State College

Massaro Corporation, partnered with J. H. Findorff & Son, Inc., was awarded the multifamily residential/student housing complex project at the start of 2021. Chicago-based developer Core Spaces worked with New Jersey's OGP Architects, LLP to develop a 12-story mixed-use facility, with two floors for non-residential use and 10 floors for apartments. The complex is located on East College Avenue adjacent to The Pennsylvania State University.

The new construction project encompasses 533 beds within 135 units throughout 15 floors. An additional amenity includes a rooftop terrace. This design/build project was a just-in-time delivery. As testament to our commitment to LEAN construction, a fully coordinated BIM model was implemented. As a routine practice on our projects, we conduct pull planning to manage the construction schedule, weekly work plans, daily huddles, and prevention through design (PtD) to name a few.

The first floor of the complex is designated for retail space, with the second floor holding housing offices and additional retail space.
The building also includes three levels of underground parking, with 172 spaces in total and up to nine spots for retail tenants and the public.

Massaro self-performed the horizontal concrete slabs (slab-on-grade and elevated decks), rough carpentry/blocking and finish carpentry.
