400 Beaver Street
400 Beaver Street is a three-story, 9,500 square-foot mixed-use building located in downtown Sewickley, Pennsylvania. The scope of work included the complete demolition of the existing building to make room for the new, sustainable and high-performance building.
The new building is a steel structure with new structural exterior CMU walls along the neighboring buildings. The façade of 400 Beaver Street includes wraparound glass at the corner of Beaver and Walnut Street to let natural light into the living spaces and retail level. This is surrounded by thin brick panels, designed to blend in with the surrounding historical buildings in Sewickley with an easier installation method.
The first floor is a commercial / retail space that is currently waiting for a tenant to build it out. The MEP systems and basement space were designed so that kitchen equipment could be installed for a restaurant to use the space in the future, if desired.
Levels 2 and 3 are high-end, two-bedroom apartments, complete with top-of-the-line appliances, heated floors, a bar area, custom casework, and private balconies. There is also a roof top outdoor space with seating areas, an outdoor kitchen, and garden spaces with a great view of Sewickley.
